Malibu Beach Off-Season

Malibu beach in the off-season is something you will get to experience and enjoy when you move to Malibu.The traffic is diminished on Pacific Coast Highway, our main road that gets us to work, to school, to the shops, cafes and the beach.  I recently decided to have breakfast at 8 am during the week I got to enjoy this great beach experience.





Zestimate Home Values

Zestimate home values are terribly unreliable on pricing home sales and home values in general. As a broker I have know this since Zillow first started showing up on the web over 6 years ago. Though this site is accessed by many buyers and sellers alike it is inaccurate in estimating home values. Buyers as well as sellers get confused. I am not surprised. Check out this recent online valuation that was generated on sold listings while I was doing an Comparative Market Analysis (CMA) with my business partner, Phillip Bailey, for a property we will be listing at the exclusive Peninsula Point area of Newport Beach. The sold Zestimates ( Z for Zillow ) are 18% to over 30% off from the actual closing price.

It will come up for standard auction not a foreclosure action soon. Opening bid is $9.55 Million. The land is 59,563 sqft with 200 feet of bluff. This auction site for Malibu Properties is easy to register for. I was looking for a property for a client, and while searching, I came upon this website.  Auction.com  is a site where you can actually bid online for some properties or go to the address posted on the site where the auction will take place. Unless properties are owned by the lender and are offered for sale after the foreclosure, you will have to have cash or a cashier’s check. On this particular unit the HOA fees are over $2300 a month equivalent to property taxes on a $2 Million property. When owning a mobile home you generally do not pay property taxes so fees go to the park owners for maintenance, security services, water, sewer etc.
